Baader Residential Timișoara
The project is shaped by a challenging urban context, defined by the proximity to both a railway line and a major traffic artery. The design approach focuses on reclaiming the inner green space and creating a series of intermediate zones between interior and exterior: such as glazed loggias and apartments oriented towards a shared courtyard.
The two building volumes are arranged to naturally generate a central landscaped courtyard. This space is extended vertically through a stepped system of green terraces, creating a cascading effect that visually and spatially connects the dwellings to the garden below. The result is a softer transition between volumes and a more cohesive residential environment.
A key aspect of the project is the diversity of living units. With 62 different layouts, the design aims to offer a wide range of spatial configurations, orientations, and lighting conditions. In a market often driven by standardization and efficiency, this variety allows residents to find spaces they can relate to and identify with.
Particular attention is given to the relationship between interior and exterior space. Generous terraces, balconies, and private gardens, together with the central courtyard and playground, contribute to a layered living experience. The project balances its exposure to the surrounding infrastructure with the ability to offer quiet, protected living environments.
Beyond visible design elements, the quality of the project lies in the proportion and organization of spaces, aspects that become fully apparent over time through everyday use. The overall approach prioritizes comfort and avoids unnecessary compromises, aiming to improve the quality of living while fostering a sense of community.
